The Everett ZIP code directory works best as a postal starting point, not a list of everyone within a fixed border. Enter a complete street address when possible, then compare the postal result with city maps and county property records. A ZIP can cross a city line, a neighborhood can span more than one delivery area, and a post office box may have a code that says little about a home address. To find residents by ZIP code, narrow the area first and verify any person-to-address link in the official record that actually supplies it.

Everett ZIP Areas at a Glance

USPS controls deliverable ZIP assignments, so every street address needs address-level verification. The Everett ZIP code directory below separates standard city-associated areas from codes that may be postal-only or used for boxes. Neighborhood labels offer orientation, not legal boundaries. Current USPS results take priority over old maps and area shorthand.

Census profiles associate 98201, 98203, 98204, 98205, 98207, and 98208 with Everett. That list does not prove that 98206 or 98213 serves no Everett customer because PO-box ZIPs and Census statistical areas are different things. Nor does a ZIP prove that an address lies within municipal Everett.

Everett ZIP and City Lines Differ

ZIP routes, city limits, Census ZCTAs, neighborhoods, parcels, and precincts answer different geographic questions. A ZCTA is a Census statistical approximation of a ZIP area. It is not a USPS delivery route. Everett neighborhood names such as Lowell, Silver Lake, Twin Creeks, and Mariner can help a reader choose a map, yet none is a substitute for an address result or municipal boundary layer.

Everett has completed 88 annexations. Its 2026 study covers about 4,850 acres and 48,000 residents south of the current line, including a Mariner area of about 1,250 acres and 21,000 residents. The study area is not already annexed. A future boundary action could change city services or municipal records while leaving postal wording unchanged.

ZIP+4
An added four-digit delivery segment that narrows mail handling beyond the five-digit ZIP.
PO-box ZIP
A code used for post office boxes rather than a mapped residential delivery area.
Unique ZIP
A code assigned for a special high-volume recipient or distinct postal purpose; no Everett institution-specific example was verified.
Carrier route
A USPS delivery path. It is operational geography, not a neighborhood or city boundary.

Note: Check the USPS address result and Everett city map on the same date because both postal operations and municipal boundaries can change.

The Everett 98213 Box Move

ZIP 98213 has a precise local history. A USPS Postal Bulletin reports that 1,370 post office boxes moved from 98203 to Everett 98213 effective July 1, 2003. That change created a postal clue, not a new residential district. A record showing 98213 may point to box service even when the related street address is elsewhere.

This is why old directory or deed research should not backfill a current ZIP. Everett's 1900 directory predates the modern ZIP system. Preserve the street text from the historic record, then attach a current postal result as a separate, dated observation. Joining them into one field would hide a century of change.

The distinction also matters for name searches. A box may be used for correspondence, an organization, or another permitted postal purpose. It does not prove where a person resided. Look for a situs address in the assessor record or another record designed to state physical location.

Everett's Hardeson Delivery Center

A February 2026 USPS local release identifies the Everett Sorting and Delivery Center at 8120 Hardeson Road in 98203. The same release says no retail post offices closed and PO Box service remained unchanged. A delivery-center listing should therefore not be read as proof that the facility provides the same walk-in services as a retail counter.

The Everett Main Post Office listing identifies the retail location at 3102 Hoyt Avenue. Verify current services and hours directly before a visit. Facility names describe postal operations, while the Everett ZIP code directory focuses on how postal geography can narrow a record search.

For 98203, save the street-level USPS result instead of assigning every south or west Everett address to the delivery center. The facility confirms local operational context. It does not publish a household list or define the exact outer delivery boundary.

Keep Everett Address Fields Separate

A reliable ZIP search preserves several location labels. The situs address is the physical parcel address. A mailing address is where tax or other mail goes and may differ. The legal description identifies land by lot, block, subdivision, or another legal form. Snohomish County uses 14-digit parcel numbers for real property, seven digits for personal property, and letters at the start of some utility parcels.

The Assessor's primary property search is built around parcel and address, not a documented ZIP-wide browse. SCOPI adds map context. The Treasurer can search tax records by property or mailing address. Sales Search is the suitable verified ZIP filter. These tools must not be blended into one master Everett resident roll because each names a different party and purpose.

When a ZIP result and municipal label conflict, keep both and investigate the boundary. The City of Everett's Printed Map Gallery includes ZIP, precinct, council district, historic property, annexation, and street maps. The map chosen should match the exact geographic question.

Historic Everett Addresses Before ZIPs

Early Everett city directories and Sanborn maps use the address conventions of their time. A 1900 entry has no modern ZIP. Later municipal growth and annexations can also put the same place under different civic context. Search the old street wording first, save the edition year, and use parcel or legal-description evidence to connect it to a current location.

USPS data, Census geography, and an old directory should remain separate layers. The modern postal code tells how mail is routed now. A Census ZCTA supports statistics. A historic book reports what its publisher printed. None can silently update the other.

This separation keeps the Everett ZIP code directory honest. It prevents a present ZIP from being treated as part of an old source and prevents a broad statistical area from becoming a claim about one household. When an address remains unclear, the city addressing office can verify or assign addresses inside current city limits.
